One of the key indicators is the months supply of inventory, which is an indicator that determines whether it’s a buyers or sellers market. A low months supply of inventory indicates a sellers market. From May 2017 through May 2018 we went from 1.1 month of inventory to 1.7 months which indicates that the supply has grown by 54.5%. This clearly shows that even though the inventory has grown, we are still clearly a sellers market. Next, we will compare the median sales price from this same time last year. The median sales price was $721,000 compared to $792,500 which is a staggering 9.9% appreciation in the past 12 months!
